Lease Process:
Carefully review the lease
Complete the following within seven days of the lease appointment:
- Have parents fill out a notarized Parent Agreement form, attached in the lease
- Each tenant must sign/initial all required signature placeholders on the lease
- Upon 30 days of the beginning of the lease, tenants are required to obtain renter’s insurance, these insurance rates are very reasonable, especially for student budgets! Tenants must provide proof of insurance purchase.
- Turn in the lease, notarized parent agreement form, security deposit, and last month’s rent 7 days after the lease is sent.
Move-In Process
- Tenants need to turn on their water (if in Town Limits) and power before August 1st. They can do this by calling their respective power company and the Town of Boone
- Tenants must pay first month’s rent prior to moving in
Current Tenants
- Run the dehumidifiers all summer to prevent any formation mold or mildew, which will be at your expense to repair
- During the winter, run heat at 50 degrees when you leave for winter break. You will pay for any damages associated with frozen water pipes.
- Remove all trash once a week from the house. Keep the house and yard clear from any trash or debris. Tenants are responsible for purchasing outdoor trash cans with lids.
- Respect the property at all times and report any repairs the day you notice them
Paying Rent
- Rent is due by the first of every month. WV Investments accepts rent through the AppFolio portal. If rent is paid after the 5th of the month, you will owe a fee that amounts to 5% of TOTAL rent. If we do not have full rent plus the late fees by the 6th of the month, we will email a 10 day notice to your house for all tenants to be part of the legal collection process with Watauga County
Reporting Repairs:
- Report all repairs to AppFolio Portal or wvstudentrentals@gmail.com
Move Out Process
- Clean the house thoroughly and remove all personal items and trash
